Farm Stay Policies
Terms & Conditions
Deposits & Payments:
- A 50% deposit is required at the time of reservation and will be charged to the Visa, Mastercard, American Express, or Discover card you provide.
- The remaining balance is due on the day of check-in and will be charged to the card on file unless alternative payment arrangements are made in advance.
Occupancy:
- Maximum guests per stay is 6 people. Any guest over the occupancy of 4 people, there is an additional $25 per guest/per night fee. No exceptions.
Check-In & Check-Out Policy:
- Check-in: 4:00 PM.
- Check-out: Any time before 11:00 AM.
House Rules:
- Smoking or vaping indoors is prohibited. Violations will incur a $250 cleaning fee.
- Pets are not allowed unless pre-approved in writing and subject to an additional fee. Service animals are welcome, but a nominal cleaning fee will apply.
- The propane grill is included for all guest to use. First, locate fire extinguishers before grilling. In the event of an accidental fire please use the fire extinguishers. (Misuse of fire extinguishers may result in a $100 fee)
- Please turn off propane when grill is not in use.
Damages & Liability:
- Guests are responsible for any damages to the property or its contents during their stay.
- The following items, including but not limited to, are subject to additional charges. The security deposit may use to recoup fees associated with the items listed below :
- ~Excess trash or personal items left behind, both inside or outside of the cabin
- ~Clean up of fluids or other noxious matter/materials inside or outside of the cabin
- ~Fumigation/Laundering as a result of ashes, smoking paraphernalia, or evidence of smoke found present inside the cabin following check out.
- ~Damages to the structure, fixtures, furnishings, or any interior or exterior amenities.
- ~Carpet shampooing
- ~Excess cleaning of the furnishings, appliances, or any other interior or exterior features of the property
- ~Damage to the cover or excessive sanitation of the hot tub.
- The property is not liable for lost, stolen, or damaged personal belongings.
Fishing Policy:
- Fishing on the property is permitted on a catch-and-release basis only. Please handle all fish with care and return them to the water promptly.
Property Use & Boundaries:
- Guests must stay within the designated boundaries of the Oak Ridge Farm Stay house. Adjacent farm areas are not included in the stay.
- No hunting or recreational shooting is allowed.
- Operating farm or construction equipment is strictly forbidden.
Hot Tub Rules:
- The Saltwater spa is available for all guest. At minimum, once a week water test will be done to ensure levels are in the ideal ranges. If a test is needed during a stay, owner will contact registered guest to inform them.
- No glass is allowed in or around the hot tub.
- When finished with the hot tub please lower the temperature back down to 80°F.
Farm Policies:
- Do not drive in the hay fields, as this hay is essential for feeding livestock during winter. Use only the designated driveway.
- Do not harvest firewood; firewood is available for purchase. Any fires made, must only be in the designated fire ring and flames should not exceed 30 inches.
- Feeding animals or interfering with farm operations, including flower and produce production, is not permitted. Observe but do not touch.
Party Policy:
- Unauthorized parties are strictly prohibited and may result in fines up to $1,000.
Additional Policies:
- No unaccompanied minors are allowed on the property.
- Only registered service animals are permitted, and an additional cleaning fee applies. Please clean up any waste from the animals.
- The registered guest must be present throughout the entire stay.
- Late check-outs without prior approval will incur a $50-per-hour fee.
- Guests use facilities, including the hot tub and other amenities, at their own risk.
Agritourism Disclosure (N.C. Gen. Stat. §§ 99E-30 - 32):
UNDER NORTH CAROLINA LAW, THERE IS NO LIABILITY FOR INJURY TO OR DEATH OF A PARTICIPANT IN AN AGRITOURISM ACTIVITY CONDUCTED AT THIS LOCATION IF SUCH INJURY OR DEATH RESULTS FROM THE INHERENT RISKS OF AGRITOURISM ACTIVITIES.
INHERENT RISKS INCLUDE THOSE ASSOCIATED WITH LAND, EQUIPMENT, AND ANIMALS, AS WELL AS PARTICIPANT NEGLIGENCE. BY PARTICIPATING IN THESE ACTIVITIES, YOU ASSUME THESE RISKS.
By completing your reservation, you acknowledge and agree to abide by these terms and conditions.
Cancellation Policy
If your plans change after your reservation is confirmed, cancellation notice is required 14 days in advance of your arrival date. You will be refunded your deposit, minus a $50 cancellation fee.
If you cancel your reservation 14 days or less prior to the arrival date, you are responsible for the entire cost of your reservation. Your credit card on file will be charged in full, unless the farm stay is rebooked. If the farmstay does rebook, you will be refunded the difference, minus a $50 cancellation fee.
The cancellation fee also applies to changes in your arrival/departure date which result in a shorter stay. No refunds are provided for late arrivals or early departures.
